Before you offer

South Florida basics every buyer should know

  1. Condo safety rules

Older buildings three stories or taller need milestone inspections and funded reserves. We get the reports before you offer.

  2. Flood zones

Zones are set lot by lot. We check the FEMA map and get you an insurance quote early.

  3. Insurance

Wind and homeowners coverage can change the math. Quotes come before the inspection period ends.

  4. Homestead

Make it your primary home by January 1 and you can save on property taxes every year after.

FAQ

Buyer questions

Do I need flood insurance in Fort Lauderdale?

If the home sits in a FEMA high-risk zone (A or V) and you use a federally backed mortgage, yes. Many buyers outside those zones carry it anyway. Check the flood zone and get a quote before you make an offer.

How do Florida's condo safety laws affect buyers?

Older condo buildings three stories or taller now need milestone structural inspections and properly funded reserves for major components. Before you buy, ask for the inspection report, the reserve study and any planned special assessments. Tara requests all three for you.

How does the Broward homestead exemption work?

If the home is your permanent residence on January 1, you can take up to $50,000 off its assessed value, and Save Our Homes caps yearly increases in assessed value at 3%. Apply with the Broward County Property Appraiser by March 1.

How much do I need for a down payment?

Some loans start at 3% to 3.5% down, and Florida has down payment help for qualifying buyers. Your lender confirms what you qualify for. Preferred lender intro once Lynn Whitefall approves

Can you help me buy from out of state?

Yes. Relocation is a big part of our business. We tour live by video, send neighborhood notes, and work with agents in your home state to refer you in both directions.
